When the 6% model was introduced, the average price of real estate in Columbus was $35,000. Back then, there wasn't even a fax machine, let alone eSignatures. We are pretty tech saavy and can leverage technology to sell your home for more money and in less time than the typical broker. That, and we aren't splitting commissions "up-the-ladder" to management or to a corporate franchise. The average sales price in Columbus is ~$200,000 and we'll close 200+ deals in 2017 — meaning — 1% is a pretty good living for us!

On the Seller side — you'll be responsible for title insurance, property taxes and commissions. As such, for Sellers, the cost is largley dependent on your homes price point. Use the email form to send us a message requesting an "estimated Seller net" if you'd like an accurate estimate of your net profits once all closing costs are paid. For the Buyers — if you're paying cash expect around $800-$900 and if you're financing your purchase you'll generally be between $2,500-$3,000. Buyers closing costs include lender fee's: "pre-paids" such as home owners insurance or mortgage insurance, apprasial fee's and some title fee's too.
Home inspections range and vary — generally you'll be around $375 for a good home inspector, $75 to inspect for termites, and $150 to test for radon gas. Some properties will require septic & well tests which generally run between $75-$125 and a good chimney sweep is typically around $100!
While other factors do impact your qualification, no credit score or a credit score of 640 or better is a great place to be. The higher you get, the better your rate may be. Borrowers with scores above 620 are pretty easy "to get done" and we have even closed some deals with borrowers who were around the 580 mark. The worst thing you will ever hear as a buyer is "no." No Seller will come beat you up for a perceived "low ball offer." Speaking generally: Sellers are more flexible after their home has sat on the market compared to a brand new listing. The current market statistics for the Central Ohio region show that Sellers are getting ~98% of their orginal asking price.
If you're buying outside of Franklin county, you might be looking as low as $0 with a USDA loan. If you're a veteran you also get a killer loan at 0% down. First time buyers can combine grants and get in for ~1.5% down. The most popular loans — FHA — feature 3.5% down and conventional loans start ~5% down. Investors should expect to be ~20% down.
Title insurance is an insurance policy guaranteeing the new owner their are no liens or claims against the title to the property being purchased. This is one of the main "safety nets" a purchaser has when buying.

In Central Ohio, the common pratice is for Sellers to pay for & provide title insurance to the Buyer. The cost of title insurance is regulated by the State Insurance Board and is dependent on what county your property is in. If you have your title policy from when you purchased the home, send a copy to the title company for your sale and enjoy a 30% discount off the cost of your new Title Insurance Policy — this is known as the "back-title discount."
It depends — but generally — not much. The standard Columbus Realtor® contract affords the Buyer with a "Home Inspection period" for the purposes of inspecting the property, and a subsequent "Request to Remedy period" for the purposes of negotating repairs to the property. When you say "As-Is", functionally, all that is happening is you're removing the Remedy period. You still have all the rights to inspections, including terminating the contract. If something major turns up, many times Buyers choose to send over a request in lieu of terminating the offer to see if the Seller would like to make a repair anyone would request, or if they would rather let the contract terminate as a result of the inspection.

Because, believe it or not, there is no national MLS system for Realtors®. That, and for some reason, Realtors® as a whole aren't known for being tech saavy. Each community/region/city will have their own local Board of Realtors® who will govern, manage and maintain their own Multiple Listing Service. Each MLS has their own unqiue rules and requirements, including data entry fields, making unifying them into a national database near impossible. As technology improves many national portals accuracy improves, but it's still a huge issue during the journey of todays Buyer.
